Range NYC initiates development through a research-first platform that starts with analytical and qualitative analysis of topics that shape our built environment. The work builds from there. Starting with research allows Range NYC to form meaningful partnerships based on shared values and ideas from the earliest phases of development through managing operational assets.

Range NYC stays broad while going deep. We keep a specific and tight geographic focus on the five boroughs of New York City while looking holistically at the varied inputs, incentives, policies, and technologies that create our city. Ideal engagements bring together micro details that support value-creating macro theses.

What we do

Range NYC is engaged with research, writing, and execution from the specific and technical (such as means and methods of steel erection) to the diffuse and general (such as housing policy in NYC).

Range NYC values ownership of ideas, decisions, outcomes, and assets. We find the best partnerships start with ownership and collaboration between stakeholders around common values. We initiate development through a shared understanding that comes from deep topical research and partnership.

Range NYC is currently developing content and theses in a few initial focus areas: housing production and affordability, office-to-residential conversions, the asset value of urban space management, supply chains for building construction, and the delivery of urban goods and services through public-private partnerships.

What we don’t do

Range NYC will not speculate on state, federal, or international real estate, development, construction, policy, or urbanism. Instead, we focus on our local geography, aiming to go deeper and provide more value.

Range NYC does not take headline risk. We are biased toward data and pragmatism. When approaching a topic, we typically do not formulate an opinion; we trust the available information and endeavor to reach reasoned conclusions before executing our stated theses.

Range NYC does not seek short-term incentives. We believe in evergreen business plans and long-term valuation creation. The median age of NYC’s real estate is around 90 years. That’s much longer than most business plans or owners think, but it is how long we live with our decisions about our built environment.
